The Ontario government has set the annual rent increase guideline at 2.1% for 2026. The guideline caps how much a landlord can raise rent for most existing tenancies without LTB approval; increases above the guideline generally require an Above Guideline Increase (AGI) application.
Source: ontario.caAmendments under Bills 60 and 97 shortened the deadline to request a review of an LTB order from 30 days to 15 days, tightened Above Guideline Increase service deadlines, and made the LTB’s Payment Agreement Form mandatory for repayment plans under section 206 of the RTA. Maximum fines under the Act were also increased, with further changes expected in September 2026.
Source: Tribunals OntarioThe Human Rights Tribunal of Ontario has updated several Rules of Procedure and Practice Directions, including how applications are withdrawn, deadlines for jurisdictional submissions, and mandatory mediation criteria. As of this date, the Tribunal will only accept updated versions of Forms 20, 21, and 26 – older versions will be returned.

Applications, defences, and hearings before Ontario’s Landlord and Tenant Board.
The Landlord and Tenant Board is the administrative tribunal with exclusive jurisdiction over applications under the Residential Tenancies Act (RTA) – the legislation that sets out the rights and responsibilities of both landlords and tenants in Ontario. D&D Associates Paralegal Professional Corporation has represented Ontario landlords in matters before the Board for over 40 years.
The forms serve as notices to end a tenancy early based on a contravention of the RTA. We will help you fill out and file the related forms corresponding to your situation.
Non-payment of Rent
Interfering with Others, Damage or Overcrowding
Illegal Acts or Misrepresenting Income
Causing Serious Problems in Unit or on Premises
The applications are for landlords and are to be filed at the LTB. We will help you fill out and file the related application corresponding to your situation, adhering to the timelines and instructions stated within each.

Timelines vary by application type and the Board’s current caseload – non-payment of rent applications are generally scheduled faster than others. Because wait times shift, the best way to get a sense of what to expect for your specific application is to speak with one of our paralegals.
No, landlords can represent themselves. However, LTB matters involve strict notice requirements, timelines, and evidentiary rules, and a mistake on a notice or application can lead to delay or dismissal. Many landlords retain a paralegal for that reason.
Yes. We regularly step in at any stage, whether you’re just about to serve notice or already have a hearing scheduled.
An LTB order can be enforced, including through the Ontario Court Enforcement Office for an eviction, or through other collection steps for amounts owed. We can advise on next steps once an order is in hand.
D&D Associates Paralegal Professional Corporation has assisted clients in many areas of the law, including unpaid accounts, damage claims, and negligence matters in Small Claims Court.
The current limit of the Small Claims Court is $50,000.00. Many litigants choose to sue in Small Claims Court even if what they are owed is slightly higher than $50,000.00, as the cost to proceed in the higher court is greater and the process more time consuming.
“Their vast knowledge, experience and hard work makes them great to work with.”

Currently $50,000.00, not including interest and costs. Claims above that amount generally need to proceed in a higher court.
It depends on court scheduling and whether the matter settles along the way, but from filing a claim to a settlement conference is often several months, and longer still if the matter proceeds to trial.
No – Small Claims Court was designed to be accessible without a lawyer, and licensed paralegals can represent clients there. Many people also choose to represent themselves, though the process still has its own rules and deadlines.
A judgment isn’t automatically collected – you generally need to take further enforcement steps, such as garnishment or a writ of seizure and sale. We can assist with that process.
Generally, most claims must be started within two years of when the issue arose under Ontario’s Limitations Act, though exceptions can apply. If you’re unsure where you stand, it’s best to speak with us as soon as possible.
Representation for landlords prosecuted under the Provincial Offences Act.
Municipal fire departments and building departments across Ontario actively inspect and enforce the Fire Code and Building Code, and a landlord who falls out of compliance can be charged and prosecuted under the Provincial Offences Act. These charges are frequently laid following a fire inspection, a building inspection, or a tenant complaint, and a conviction can carry significant fines. D&D Associates Paralegal Professional Corporation defends landlords through every stage of these prosecutions, from the first appearance to trial.
We review the charge or compliance order, assess the strength of the case against you, and identify the applicable defences, including due diligence and any procedural or technical issues with how the charge was laid.
“Very helpful, extremely knowledgeable and supportive during challenging matters.”

Don’t ignore it – there are strict deadlines to respond or appear, and missing one can limit your options. Contact us as soon as possible so we can review the charge and advise on next steps.
It’s a defence available for most provincial offences where you show you took all reasonable steps to prevent the violation. Whether it applies depends on the specific facts of your case.
In many cases we can appear on your behalf, particularly for early appearances, though you may be required to attend personally for certain steps, such as a trial.
Representation for landlords facing an application before the HRTO.
Tenants may bring an application against a landlord at the Human Rights Tribunal of Ontario (HRTO) alleging discrimination under the Ontario Human Rights Code, whether in connection with a tenancy application, an existing tenancy, or the enforcement of a landlord's rights under the Residential Tenancies Act. These applications carry real consequences and require a prompt, well-prepared response. D&D Associates Paralegal Professional Corporation represents landlords through every stage of the HRTO process.
We understand that a Human Rights application can be stressful, particularly when it arises alongside or in response to Landlord and Tenant Board proceedings. Our paralegals will review the allegations, assess your position, and build a clear, well-supported defence grounded in the facts and the applicable law.

The Tribunal sets a specific deadline in its notice to you, and it can be tight. Contact a paralegal as soon as you receive an application so your response can be properly prepared and filed on time.
The Tribunal can proceed without your input, which may result in a decision against you without your side being heard. Responding on time matters.
Not necessarily – many HRTO applications are resolved at mediation before reaching a hearing. We can advise on the approach that makes sense for your situation.
It can – the two proceedings sometimes overlap, and how you respond to one may affect the other. We handle both together where needed.
Since 2007, licensed paralegals in Ontario have been authorized to represent clients directly, independently of lawyers, within a defined and regulated scope of practice.
Once licensed by the Law Society of Ontario, a paralegal may represent clients at tribunals, in Small Claims Court, in traffic and Provincial Offences court, and in certain other proceedings, as well as provide legal advice and negotiate on a client's behalf. This defined scope keeps our focus narrow and our experience deep: we understand the procedures, timelines, and expectations of the tribunals and courts we appear before, and we put that specialized knowledge to work resolving your matter efficiently.
All licensed paralegals in Ontario are bound by the Law Society's Paralegal Rules of Professional Conduct, which set out the duties every paralegal must uphold in acting for a client.
Our firm is built on a team of experienced, licensed professionals dedicated to Landlord and Tenant, Small Claims, Provincial Offences, and Human Rights representation.
